Bucks County Housing Group

Bucks County Housing Group works to advance the interests of people with low to moderate income and people in crisis by providing affordable housing and related social services.

Bucks County Housing Group is a private, non-profit social service agency that provides a wide range of housing and related social services to homeless and low-income families. Its primary goal is to assist families attain permanent housing and self-sufficiency.

At present, the Housing Group operates five supportive housing programs (homeless shelters), two transitional housing programs, three food pantry programs, and owns and operates three apartment complexes located throughout Bucks County. In addition, the agency offers a First-Time Homebuyer’s Program, a Homeowner’s Emergency Mortgage Assistance Program (HEMAP) and housing-related community workshops on various topics (e.g. credit, rental, pre-mortgage, home maintenance and repair). Another featured program is the Wheelz@Work program, a car donation program

What Can Sellers Do??

ALOT!!  If you are a motivated seller.  As my commercial says...It's a tough market out there, but NOT for the motivated seller.  Why?  Because they understand proper pricing and how to make their home stand out from the rest.

Even in this market, when I look at the stats in the Realtors MLS, and compare the date of Agreement vs. when the property was listed--there area ALOT of homes that have sold within a week or two, sometimes, less.  It is not a mystery, it is aligning a motivated seller with the tools to meet his/her goals. 

As Dennis Cline spoke about in our last show, now is not the time to throw out a high price and see what will happen, if you really need to sell.  In upcoming posts, we'll talk about specific strategies to get your home sold, and fast!

The "PAY ME" Mortgage!

Did you catch the show on reverse mortgages?  A mortgage that pays you with NO re-payment requirement!!  Now we're talkin'!!!  Mark Reilly from Cardinal Financial did a great job explaining the program, who is eligible, and who would benefit.  Re-named by me (just for the show!), as the "pay-me" mortgage, I learned a lot I didn't know.  Since I am not of the qualifying age or in that kind of need currently, nor do I have parents who are looking for that kind of program, and the clients I work with are not in the market for reverse mortgages--I hadn't gotten to know the benfits of this program.

A GREAT FIRST SHOW!!

How fun was that!!  I have to thank my co-host and Program Manager, Paul Baroli (The Big Kahuna!) at WBCB 1490 AM for creating an atmosphere of fun and encouragement which resulted in an awesome first show.  Paul and I had been talking for months about the idea of a real estate radio show, and we finally launched it .  I also want to thank Merrill Reese (voice of the Eagles), who graciously lent his voice to my sponsors and my promos spots.  You'd be surprised what goes on behind the scenes of a radio show and the preparation it takes to get an idea from concept to airtime. 

It is very exciting to have this opportunity.  This past week we talked about the value of getting credit, preserving it, and restoring it if it is less than favorable.  Our guest was the Sr. Community Educator at Consumer Credit Counseling Services of Delaware Valley.  www.cccsdv.org.  I highly recommend visiting them and learning about their services and events to help you on your journey to homeownership, or getting assistance with your credit.  There are some programs and events specific to women, that might be a great way to spend some girlfriend time, and learn a lot in the process.

HAPPY NEW YEAR!!

Well, here we are...back at it, and hopefully as brand, spankin' new as 2008!

This is a very exciting time for me.  My new radio show launches tomorrow at 4:30 pm on WBCB, 1490 AM, and if you can't pick it up from where you are, you can always listen live on the web at www.wbcb1490.com.

Our inaugural guest is Marianne Holt, the Senior Community Educator of Consumer Credit Counseling Service of Delaware Valley-at www.cccsdv.org.  We'll be talking about getting credit, preserving credit and repairing credit.  I think this is pretty timely just after the holidays, where if you are like me, you spent way more than you had planned.  When it comes to getting ready for homeownership, it is especially important that your credit be in good shape.  This is even more critical given the credit and mortgage meltdown of recent months. 

We'll also be talking to Meade Tenaglia of Cardinal Financial, our Mortgage partner about what he looks for when helping someone finance a home.

So, tune in and let's get the New Year started profitably and stress-free, with some great credit tips and tools to set the tone for the rest of the year.
